What drives price inside the loop
Floor level and orientation set the ceiling; the association sets the floor. A high floor with an unobstructed view in a well-reserved building is the strongest position in Uptown. A high floor in a building with deferred facade work is not.
Parking is the second lever. Deeded spaces travel with the unit and materially change resale; leased spaces do not.
