Third Ward is the southwest quadrant, below West Trade and left of South Tryon, and it is the ward most people picture when they imagine living Uptown with something to do outside your door. Romare Bearden Park and Truist Field share a block; Bank of America Stadium is eight minutes' walk; the Levine Center for the Arts holds four institutions on a single corner.
It is also where Uptown's tallest recent office construction landed. The Duke Energy Center's color-changing crown, the Legacy Union blocks and Gateway Village give the ward a working daytime population that supports restaurants a residential-only quadrant could not.
Residentially, Third Ward is a mix: older condominium conversions and towers near Church and Mint Street, newer apartments along the western edge, and the Gateway Station area on the cusp of a decade of change.

Third Ward's residential stock spans three generations: early-2000s condominium towers around Church and Mint, mid-rise apartments on the western blocks, and newer delivery along the Gateway corridor.
The premium here is view-driven and specific. A unit facing the ballpark and park lawn commands a different number than a unit on the same floor facing an office podium, and that spread widens rather than narrows during baseball season.
Association quality varies more in this ward than any other because the buildings are of such different vintages. Reserve studies, deferred façade work and parking ratios deserve close reading before an offer.
